Tenant Invitation Links & QR
Generate one link per property and share it in your tenants' WhatsApp group, or show a QR code. Tenants create their own accounts and land in the right property automatically. Manual tenant creation still works too.
Public Listings with Map & Photos
Publish a property with a description, up to five photos and a map pin. Prospective tenants search by location and send an inquiry you can answer by call or WhatsApp, with no account needed.
M-Pesa Rent Collection
Tenants pay by STK Push to your Paybill or Till, and each property can have its own. Credentials are AES-256 encrypted, and changing them needs an email OTP.
Monthly & Semester Billing
Monthly rent runs on each tenant's own cycle from the day they move in. For student housing, set two or three semesters a year with prorated rent for late joiners and a daily rate for extended stays.
Holiday Holding Fees
Tenant going home for the break? Keep the room reserved and charge a daily holding fee instead of full rent. Gaps between semesters can be charged, waived or applied automatically.

Common questions.

Everything landlords and tenants need to know before getting started.

Is Affordable Rentals really free? How does pricing work?+
There's no signup fee and no monthly subscription. Instead, a small commission applies to rent your tenants have actually paid. Your dashboard tracks it separately for each month and each semester, at the rate set by Affordable Rentals, and you pay it by M-Pesa with the Pay Now button — at any time, even before the month or semester ends. Nothing is collected automatically. If nothing was collected, nothing is owed. Deposits and holiday holding fees carry no commission, and tenants never pay a platform fee.
What happens if I don't pay the commission?+
Commission is never collected automatically: you start each payment yourself with Pay Now in the Commission section of your dashboard. You get an email reminder when a month or semester has closed with commission still outstanding. If a closed month or semester is still unpaid after a 7-day grace period, the affected property is paused: it is hidden from public listings and you cannot add new tenants or houses to it. You can still record rent, and the property is restored automatically as soon as the commission is settled.
How do my tenants get on the platform?+
Two ways, and you can use both. Generate an invitation link or QR code for a property and let tenants register themselves, or create each tenant's account from your dashboard, which emails them a temporary password. Either way, the tenant is tied to the right landlord and property automatically.
How does a tenant pay rent?+
From the tenant dashboard, open "Pay Rent". For monthly houses the tenant confirms the amount and month; for semester houses the period is filled in automatically, and the outstanding balance is pre-filled. Part payments are allowed. An STK Push prompt is sent to the tenant's phone, they enter their M-Pesa PIN, and a PDF receipt is emailed within seconds.
What happens if an M-Pesa payment fails?+
If a payment fails, it appears as "Failed" in the payment history and no funds are deducted. The tenant can attempt the payment again immediately. Common causes include wrong PIN, insufficient balance, or a timeout — all safe to retry.
Is my data safe?+
Yes. Passwords are hashed with bcrypt, sessions use short-lived signed tokens with an idle-timeout warning, and account data is only available after signing in. The only things visible without an account are what a landlord chooses to list publicly (property details, photos and vacancy). M-Pesa credentials are stored with AES-256 encryption, changing them requires an email OTP, and payments are processed through Safaricom's Daraja API.
I forgot my password. What do I do?+
Click "Forgot Password" on the login page and enter your registered email. A 6-digit OTP reset code will be sent to your inbox. Tenants without email access can contact their landlord — they can reset passwords from the dashboard.
